A $50,000 Savings
One of
our customers, a large Property Management firm, had roof problems
with an eight year old building. The tenant with several million
dollars of electronic computers was not too pleased. Rent payments
were being withheld and the insurance companies of both the tenant
and the owner were contacted. In house maintenance personnel had
called five Roofing Contractors for estimates. Since there were no
bid specifications the contractors had to provide estimates based on
their own opinions. Prices ranged from $3,600 to $87,000. The
in-house personnel thought that the contractor who bid $3,600 didn't
know what he was talking about, while the contractor who bid $87,000
was a thief. They were ready to choose one of the contractors in the
middle range for about $50,000. In desperation, the senior Property
Manager contacted Concise Reports. We reviewed the estimates and
inspected the roof. We discovered that the window cleaning
contractors people had damaged the flashing of the parapet walls. A
short form repairs spec was prepared. Three roofers bid on it and
their prices didn't vary by 10%. One was awarded the work and
performed quite well. We did the final inspection. The job cost
$10,000. The window cleaning firm paid for the repairs and were put
on notice that all of the other contracts they had would be canceled
if more care was not taken in the future. The tenant resumed rent
payments. The insurance companies had no involvement and saved
thousands.
